Natural stone brings something special to a home. The soft movement of limestone, the character of travertine and the texture of sandstone all have their own appeal.
Once you’ve found your stone, it’s worth planning how you’ll protect it. Sealing should be part of the conversation before installation begins, especially when grout, building mess and everyday spills could leave a lasting mark.
At MDC Tiles, we stock selected natural stone sealers from Dry-Treat / STAIN-PROOF, Premium Coatings Australia and Chemforce. We can also order products from these brands and Spirit Sealers & Cleaners to suit your project. Here’s how to work out what your stone needs.
Why sealing natural stone is best practice
Natural stone has pores that can absorb liquids and the substances carried in them. A suitable penetrating sealer reduces that absorption, helping protect against staining and making everyday cleaning easier.
For most natural stone projects, appropriate sealing is a sensible part of protecting your investment. However, every stone should be assessed: its porosity, finish, existing treatments and location influence whether a particular sealer is suitable. Very dense or previously treated stone needs particular care when selecting and testing a product.
Think of sealing as giving yourself more time to deal with a spill. It does not make stone stain-proof in every situation, so prompt cleaning still matters.
Start with the stone, the space and the finish
Before choosing a bottle, consider these three questions.
What stone and finish do you have? Tell us the stone type and whether it is polished, honed, tumbled or textured. A product suitable for porous sandstone may have restrictions on polished or dense surfaces. PCA SurfaceShield Pro Natural Look, for example, excludes polished and low-porosity surfaces in its technical sheet.
Where will it be used? Kitchens and outdoor dining areas benefit from protection against both oil and water-based staining. Saltwater pool coping needs a separate assessment for salt exposure and stone durability.
Do you want to preserve or enrich the colour? Natural-look sealers aim to retain the stone’s appearance. Enhancing sealers deepen its tones and bring out variation. Always test on spare stone first: even a natural-look product can cause a slight colour change.
Understanding your sealer options
| Option | What it does | What to check |
|---|---|---|
| Natural-look penetrating sealer | Treats the pore structure while aiming to retain the stone’s appearance | Suitability for your stone, finish and exposure |
| Colour-enhancing penetrating sealer | Deepens colour while providing the protection specified for that product | Test the finished colour before committing |
| Pre-sealer or grout-release treatment | Helps protect stone during installation and makes grout clean-up easier | Whether it provides the final stain protection you need |
| Consolidator and water repellent | Specialist treatment for suitable porous or friable stone, including certain salt-exposed projects | Whether separate oil protection is needed |
Water-based and solvent-based describe the carrier used to deliver the treatment. Choose by the product’s suitability and instructions, rather than assuming one category suits every project. Also check whether it repels water alone or both water and oil.
When should you seal a new natural stone project?
The best time to plan sealing is when you choose your stone. The application itself may involve more than one stage.
1. Before laying: agree on the protection system
Ask your installer whether the stone needs a treatment before installation, particularly for moisture-sensitive stone or salt-exposed pool coping.
Some projects call for treatment of the face and edges; others may require all six sides to be treated. This is a specified installation method, not a blanket recommendation. The sealer must be compatible with the adhesive, grout and any subsequent treatment.
PCA PreSeal allows dip-sealing before laying. Spirit’s Pre Seal technical sheet has specific restrictions on adhesive selection where backs are sealed, as well as restrictions for bluestone faces. Get the full system confirmed before proceeding.
2. Before grouting: protect against installation staining
For suitable stone and products, pre-sealing before grouting helps reduce grout absorption and makes excess grout easier to remove.
This is particularly useful where absorbent stone could take up grout pigments or residue. Waiting until the entire job is finished may leave the surface unprotected at the stage when it most needs help.
As one product-specific example, Chemforce instructs users of Stain Protector to apply the first coat at least eight hours before grouting. That timing applies to that product’s installation method; it should not be copied across other sealers.
3. After grouting: clean, allow to dry and complete sealing
Remove grout residue using a cleaner approved for the stone. Then allow the grout and installation to cure and the stone to dry as required before completing the specified sealer application.
For example, PCA SurfaceShield Pro Natural Look specifies at least 72 hours of curing for new grout before application, and requires a completely dry surface. Chemforce’s new-installation method calls for its second coat after the grout has dried and residue has been thoroughly removed.
There is no single waiting period that suits every installation. Weather, stone absorption, the bedding system and cleaning all affect readiness. A dry-looking surface alone should not determine the schedule.
4. After sealing: allow the treatment to cure
Touch-dry, ready for foot traffic, safe for water exposure and fully cured can mean different things.
Book enough time for the chosen product’s requirements before normal use. Keep outdoor work within the specified temperature and weather conditions, and follow the label for ventilation, protective equipment and keeping the area clear.
Our practical tip: ask your installer to include pre-sealing, post-grout cleaning, drying and final sealing in the project schedule from the start.

Prefer richer stone colour?
Chemforce’s current Enhance+ New Formula is a colour-enhancing impregnating sealer that provides oil and water repellence. Its instructions call for a sample test with at least three days of curing before assessing the enhancement. The manufacturer warns against mixing the new and previous formulas. We’ll check your product label before advising on application.
Looking for a Spirit product?
Spirit Water Based Premium Seal is a natural-look penetrating sealer offering oil and waterborne stain resistance. Spirit Pre Seal is designed for installation protection and grout release, subject to its stone-specific restrictions. These products can be ordered for your project; ask our team to confirm the appropriate option.
Coverage varies with the stone’s absorption and the application method. Bring your area measurements and stone details so we can help work out the quantity you need.
A special note on natural stone around pools
Pool coping and surrounds need more than a general stain-protection decision. Salt exposure can damage susceptible stone, and a top-surface stain sealer alone may not provide the specified protection.
Dry-Treat recommends dip-sealing sandstone or limestone coping in saltwater environments with 40SK and allowing a 14-day cure before service. Chemforce directs suitable highly porous stone in saltwater conditions towards Fortifier Plus. PCA Consolidate & Seal is another specialist option for suitable pool and coastal stone. PCA specifies 14 days before service, a 28-day full cure and protection from water for at least two to three days after application. These timings belong to this product and should be included in the installation plan.
These are specialist systems to resolve with your supplier and installer before laying. Sealing cannot make unsuitable stone suitable for every pool environment.
What a stone sealer will not do
A conventional penetrating stain sealer does not prevent acid etching. Lemon juice, wine or unsuitable acidic cleaners can still dull acid-sensitive stone, including marble and limestone.
It also does not prevent scratches, scuffs or wear, and it does not replace the waterproofing required beneath a wet-area installation. Choose the right stone, installation system and cleaning routine alongside the sealer.
Looking after sealed natural stone
Use a stone-compatible maintenance cleaner at its recommended dilution, wipe spills promptly and avoid treating all tile cleaners as safe for stone.
PCA Stone Soap is a pH-neutral maintenance option intended for suitable water-cleanable stone. For grout haze, stubborn stains or heavy cleaning, ask for a product matched to the stone and the problem before applying it.
Review protection periodically, particularly in busy or exposed areas. There is no universal resealing interval: the treatment, traffic, weather and cleaning routine all matter. PCA recommends annual checks in high-traffic areas for SurfaceShield Pro Natural Look, with reapplication if required.
Frequently asked questions
Should natural stone be sealed before or after grouting?
Often both stages are involved: an approved pre-seal before grouting, followed by completion of the specified sealing system once grout residue is removed and the installation is ready. Follow the particular product’s method.
Will a sealer change the colour?
An enhancing sealer is intended to deepen it. Natural-look products aim for less change, but a sample test is still essential.
Is a pre-sealer enough for everyday use?
Check its stated protection. A product aimed at installation protection or water repellence may need a compatible final treatment for oil staining.
Can I mix products from different brands?
Only where compatibility has been confirmed. Ask before layering treatments over an existing sealer.
